Rules of well-being
The purpose of the order and well-being rules is to provide conditions for us to jointly have as good a living environment with a high level of well-being as possible. This is an addition to the association's statutes. Living in a condominium means that you together with other members of the association own the property. It is up to the residents to take care of and take responsibility for the property, which is different from living in, for example, a rental property.

Who do the rules apply to?
The rules of order and comfort apply not only to you as a condominium owner - other family members are also covered, as are guests, residents, or craftsmen who work for you in the apartment. The rules of order and comfort also apply to tenants who rent second-hand.
1. General care
a) Remember to be careful about and take good care of the association’s property. Costs for operation, maintenance, and repairs of common areas are paid for collectively.
b) If an acute injury occurs in the house, first contact HSB according to the notice in the stairwell. Also notify the board.
2. Safety
a) Check that the gate in the property is locked after entry and exit. Also applies to the garage door.
b) Do not let any unknown person into the property.
c) Do not give out the door code to unauthorized persons.
d) Be careful with fire.
e) Your apartment should be equipped with a functioning smoke detector according to the Condominium Act.
3. Disturbances
To ensure that everyone is comfortable, it is important that you are not disturbed by your neighbors. All residents are obliged to show consideration. The obligation applies in the apartment but also in common areas.
The rules apply around the clock but are particularly important to follow from 10 p.m. on weekdays and Sundays until 7 a.m. on weekdays, from 11 p.m. on Fridays and Saturdays until 9 a.m. on weekends.
a) Noise disturbances are not allowed. You must not disturb by making noise such as speaking too loudly or shouting. You should not play music too loudly on your stereo, musical instrument, or TV.
b) You must not make noise in the stairwell. This also applies to visitors to the apartment.
c) Inform and agree with affected neighbors about times for renovation. Put noisy jobs on weekdays between 8 a.m. and 5 p.m.
In case of disturbances, this is primarily handled directly with the affected party.
4. Recycling
Brf Jägaren in Sundbyberg strives to be an environmentally friendly association. There are three garbage rooms with containers for compost and household waste. The garbage room at Tulegatan 7 also has containers for plastic, metal, glass, lamps, newspapers, paper, and cardboard, while the garbage room at Tulegatan 5 has a container for electronics.
Nothing other than what the containers are for may be left in the recycling room. Bulky waste such as larger electronics, furniture, and waste that does not fit in the containers must be transported by the member to a recycling center or equivalent. Read the signs posted on what is not allowed to be thrown away and respect them. The association may be fined for improper waste management.

5. Apartment maintenance
Condominium owners are responsible for maintaining the apartment. What is the condominium owner’s obligation to maintain is stated in the association’s statutes. The apartment includes, among other things, the apartment’s floors, walls, and ceilings, furnishings in the kitchen and bathroom, glass and frames in windows, as well as interior and exterior doors. If something breaks, you are obliged to ensure that it is repaired.
Do not forget to change the filter behind the radiators. It is recommended that this be done once a year. Filters can be ordered via https://www.acticon.se/. It is particularly important that you keep an eye on the apartment’s wet areas. Water damage costs a lot of money and generally leads to great discomfort for those affected. Each condominium owner is obliged to have a home insurance intended for condominiums.
6. Changes/renovations in the apartment
Minor changes can be made in the apartment. For example, you can lay new floors, put up new cabinets, or replace appliances in the kitchen (not allowed to affect ventilation). However, significant changes require the board’s permission before work begins. Significant changes refer to interventions in load-bearing structures, changes in gas, water, or sewage pipes, or such that cause significant damage to the association. Sometimes it may also be necessary to obtain a building permit to carry out certain measures in the apartment.
7. Common costs
Costs for the entire house’s water consumption and electricity in common areas are paid for collectively by all condominium owners. a) Be economical with hot water consumption and do not let water run unnecessarily.
b) Be economical with electricity in the property’s common areas, close ventilation windows in the stairwells during the winter.
c) Change the faucet packing when water is standing and dripping."
8. Stairwells and entrance
a) It is not allowed to place household waste, newspapers, or empty bottles outside the apartment door, nor in the entrance.
b) It is not allowed to store things in the stairwell due to fire safety, regardless of which floor you live on. Bicycles and strollers are stored in designated areas on the entrance level.
c) Smoking is not allowed.
9. Garage
a) The garage space may not be used for permanent storage of various furniture, i.e., it should not be used as an extra storage room.
b) It is not allowed to store flammable liquids in the garage due to the risk of fire.
c) Smoking is strictly prohibited.
d) No mechanical work, washing, or repairs are allowed in the garage.
e) When moving out, the garage space in the association must be canceled as only members may rent a space.
10. Bicycle, stroller, walker, etc.
Strollers, bicycles, and walkers may not be placed in the entrance or stairwells. Bicycle and stroller rooms are available in each port. Port 7 has a larger bicycle room where residents of 9 and 5 can also park their bicycles. There is a code lock on the handle of the bicycle storage room. The code is obtained from the board.
11. Balcony
a) Balconies may not be used for permanent storage of various furniture that is not part of normal balcony furniture due to the risk of fire.
b) Balconies may not be used for shaking carpets, bedding, etc. to a greater extent. c) Smoking on the balcony should be avoided as much as possible. Anyone who smokes on their balcony must not throw cigarette butts or ash straight out so that it can blow into the neighbor below or next to them. This is both for comfort reasons and for safety reasons; a glowing cigarette butt can cause a fire.
d) Flower boxes should be placed inside the balcony railing to prevent collapse or leakage.
e) The member is responsible for washing the balcony glass.
e) A building permit is required for balcony glazing. The glazing should also be uniform with other members’ balcony glazing.

12. Subletting
The member’s right to dispose of their apartment for subletting is limited by the board’s approval of the subletting. Notification must be made well in advance of the subletting through an application form that can be downloaded by clicking the button below.

The responsibility for paying the fee to the association, keeping the apartment in the same condition, and ensuring that the tenant behaves in accordance with the rules and regulations of the association remains even when the member does not physically live in their apartment.
If the apartment is sublet without the board’s approval or in violation of the terms of subletting, this is an unauthorized subletting that can be referred to lawyers.
